Well where do you start as it was an awful poor excuse for an hotel. A smell of stale tobacco when you enter hotel. A man owner of very few words, athough a girl there when we arrived and she was pollite but got the impression owner did not like socialising with the guests. We spoke and said good morning etc and said thankyou after breakfast but when he did reply it was mostly with a grunt. Hotel rooms were appalling and we booked 2 rooms and both thick with dust arround skirtings and cobwebs off ceiling, stains on skirting also.Opened our wardrobe to 2 bags of rubbish and a bottle of stale milk. dirty down behind the toilet and dirt and mould in arround shower, towel rail kept falling off. When we handed rubbish to the owner he just passed it to the girl who said sorry but he did not apolygise and just simply looked at us. Then the icing on cake was when we were told they could not supply hot drinks and we had to go out to get drinks, which became a nightmare. I asked the girl where our tea making facilities were for in our room. she repled they did not do that. I went on to tell her that on internet sight it states tea and coffee making facilities in room to which she replied it must have been an old ad .We and others whom i spoke with have never heard of any hotel or b&b that did not supply hot drinks . We would have paid if need be just for a hot drink . The owner is too slack and laid back and i dont think he gives a damn. He ignored us when come down 1 morning for breakfast and we were banging on reception door which was suppose to be open and he in was a side room blatently ignoring us.He knew what time we due down because my husband had seen him earlier. In the end one of us went outside front door and rang bell and then after a while he answered but never said a thing. We did notice workmen staying there a couple nights and too be honest thats all its fit for is a stop off point for workmen who just simply want a bed for the night cos no way is it a 3 star hotel . The owner is rude with a no care attitude and therefore should not be running it and calling it an hotel. Someone needs to inspect that hotel randomly and soon. The photos on web are nothing like it is and give a false impression. There are no fancy tableclothes as shown, just tatty old wooden tables looking out into neglected back garden, which if tidy would look really nice. The breakfast was not bad but we felt like we were putting him out as noone else eat whilst we stayed there. I asked for squash for our daughter and he did not have any. We ask ourselves what kind of hotel is he running because he just cant be bothered. Rooms are in need of a really good clean all arround skirtings, dressing tables, ceilings and down behind toilets etc Well it just stressed us all out .

The owner demanded money up front and said he preferred cash.

The rooms were disgraceful, wallpaper falling off the walls.

The rooms were not serviced at all.

the carpets were not vacuumed before we went in.

there were no towels or tea or coffee service and when we asked about it we were told we could either buy a cup for 50p or go to Macdonalds.

There was no heating and it was freezing in the rooms and also in the dining room. they had their washing drying in the dining room. One day nobody came to give us our breakfast at all so we had to go out and buy it.

The place was absolutely filthy.

The only time the owner spoke was to ask for the money up front and then he said, 'full breakfastg?' and that was it, one person asked for cereal for breakfast and he was handed a bowl of cornflakes, no choice.

Definately going to complain to health and safety and anybody else I think will listen.

At £59/night (double incl. breakfast) my wife and I found this very good value for money.

Staff (one person) was friendly and helpful.

Our room was by no means luxurious, but with ample space for our clothes.

English breakfast was fine, continental - not impressive.

Bathroom not as modern as you may wish and room not serviced (we only stayed for 3 nights) but what can you expect for £59.

Make sure you visit the Turkish restaurant round the corner on Eltham Hill!

If flying from Gatwick, don't count on public transport for catching an early Sunday morning flight. Otherwise public transport is on the doorstep.

There were no tea-making facilities, and the attitude of the staff at breakfast was unbelievable. A family of four arrived 10 minutes late for breakfast on a bank holiday (8.40 instead of 8.30) and were informed that the kitchen was closed. They had to go out for breakfast !!!
